Royal Gateway will comprise five 14 storey apartment blocks offering a choice selection of studio, one, two and three bedroom apartments and two bedroom duplex penthouses, each designed to Galliard Homes’ premier level specification. The majority of upper level apartments and penthouses will have superb unrestricted views over the Royal Docks and London’s iconic skyline.
Stiff clays with medium density were found beneath the made ground at depths and intermediate layer sand/gravel level (4.5m-11m) from 11m to 30m depth. The quality of the clay increased to depth with cohesion values from 120Kn/m2 to 310Kn/m2.
The design was carried out in accordance with LDSA 2009 Code of practice for foundations.
Initial design specification with high column loads including horizontal forces called for 600mm diameter however we carried out extensive value engineering on the design with a reduced factor of safety 2 with preliminary pile testing on 450mm diameter. This was a safety consideration as well as a commercial one as we want to safe guard against over-flighting.
Given the factor of safety 2 and design parameters 2No expendable load tests and 2No working pile test were required.
The CFA piling was carried out with the use of our SF-65 soilmec rigs capable of installing deeper CFA piles than standard rigs enabling us to install longer thinner piles based on economy.
